Solid wood has to be nailed or stapled into a wood subfloor, and it moves with the seasons — so a slab or a wet room rules it out, on the ground floor as much as in a basement. Anything ruled out dims up top and says why.

Grade is the industry’s measure of knots and colour variance — and it sets how much you’ll cut up as waste.

Pick the ones you like the look of — or none, if grain isn’t the deciding factor.

Shortest board

Bundles with no short boards cost more — culling the shorts is the work. Longer boards mean fewer end joints.

Budget per sq ft

Setting a budget hides the mill-to-order cuts, which are quoted rather than priced.
